The existing building was a commercial starter unit with toilet facilities and one large office space on the ground floor. The refurbishment brief was to completely strip out the existing services and majority of finishes to a shell. This would then facilitate the main works which comprised of new internal walls, M&E services, suspended ceiling systems, flooring finishes, decorations and some minor works to building fabric. The tender was negotiated with the client on a performance specification basis which then developed in detail prior to being awarded the contract. At the early stages, we led and managed all preconstruction works including planning application, surveys, cost planning and design including consultation with local authorities. After having agreed budget, design and scope we commenced with the construction works which ran for just over three months.
